Penetrating Damp

This form of dampness is caused by moisture getting into the property by passing through 
ceilings, floors, and walls. This will often be caused by plumbing defects, leaking roof coverings 
or rainwater goods, guttering, etc which can be either internal or external defects and may 
cause extensive damage to plaster, timber, and joinery. Other forms of penetrative dampness 
may relate to high ground levels or abutting structures where moisture ingress can occur.

Rising Damp

Rising dampness occurs when moisture from the ground passes into the masonry due to the absence of an effective barrier. Properties may suffer from defects over time, often resulting from problems such as ‘bridging,’ high ground levels, damage during renovation works, or the use of incorrect materials. When a property becomes damp and starts to deteriorate, there is a risk of further decay affecting internal aspects such as plaster, skirting boards, and floors. This is the primary concern with rising dampness, as it can lead to significant structural and aesthetic damage within the property.

Condensation

Over 20% of homes may be affected by condensation, making it the most common form of dampness. Condensation is caused by water vapour within the property being unable to escape, leading to condensation on colder surfaces. Poor ventilation, coupled with consistent temperature changes such as heating being turned on and off, can cause water droplets to appear on walls and windows. This can lead to the growth of dark mould and a musty smell. Proper ventilation and consistent indoor temperatures are crucial to preventing condensation and its associated problems.

Damp Proofing

Damp problems can occur anywhere that is exposed to moisture, such as rain, external gutters, water pipes or even moisture laden air. It can be caused by various factors, many of which can be prevented by good maintenance and the use of breathable materials.
